We are keen to consider funding for development projects anywhere in the UK, not just within our home region of London and the South East. We have a special interest in the North of England.

We can also provide unique lending facilities, and specialist legal services, to assist non-UK registered companies, and non-UK resident investors, who wish to finance residential or commercial developments in the UK.


Residential Development Finance:


* New Build Houses
* New Build Flats or Luxury Apartments
* Office -to-Residential and Retail-to-Residential changes of use under P.D. Rights
* Conversions, Restorations, Refurbishments, and Extensions.

For new build residential developments, we arrange UP TO 90% OF TOTAL PROJECT COST (up to a maximum of 75% x GDV)

Rates of Interest from 6.5% p.a.

In some instances we can arrange 100% OF TOTAL PROJECT COST, to maximum £2,500,000, over a 6-24 month period, depending on the developers level of experience, track record, and overall merits of the proposal.
Funding will be provided as a Joint Venture with the lender, with a typical 60/40 profit share in the developer's favour.


Funds are released as a "day one loan" for site purchase, cost of infrastructure, and all professional fees, etc., followed by stage payments drawn against architect’s/QS certificates.

Interest on drawn down funds will be rolled up to be repaid with capital from the proceeds of sale or refinance of the completed project.

* Cost of Works Analysis & Breakdown
* Development Appraisal/Cash Flow Projections/Drawdown Timetable
* Copy of the Planning Conditions and Planning Permission
* Proof of your £ contribution to the total project cost
* Developer’s CV, Experience, and History in property development
* Details of the Main Contractor
* Details of the Project Management Team
* Details of Marketing, sales agent’s recommended selling prices, comparable prices, evidence of demand in the area
* Details of your Exit Strategy and how you intend to repay the loan if otherwise than by proceeds of sale


Commercial Development Finance:

* Available to fund mixed use and pure commercial new builds, refurbishments, extensions.

* Offices, warehouses, factory units, retail units, hotels, leisure facilities in locations with strong demand.

* Pre-lets to be in place on the developed area, eg tenancy of 5 years +.

* Prerequisite exit strategy: refinance or pre-sale.

* Maximum loan £10,000,000.

* Maximum Loan to GDV 60%, not exceeding 80% of total costs.

* Rates of interest from 9% pa.

* Funding available to experienced developers and builders with proven track record.
