Development Exit Loans:

Designed exclusively for development projects that have reached practical completion, recently finished and either on
the market or about to be marketed - replace higher cost development finance with flexible low cost funding - a simple
process to release money now without waiting for sale(s) to be achieved.

Criteria:

* Residential property with a new build warranty in place - location England, Wales, Scotland

* Proven market demand for the property

* Developer must show experience with type of residential units now for sale

* Loans available: £250,000 to £5,000,000 (maximum single property £1,000,000)

* Maximum loan to value: 70%

* Rate of interest: 0.7% per month

* Term: 1 to 12 months

* Interest charges may be either rolled up or serviced on monthly basis

* Sell units within the loan term to receive a recalculated loan/reduced rate of interest on the balance


Auction Purchase Finance:

Available exclusively to assist with purchases at auction - provides a fast track facility to ensure the certainty of
funding being available to draw on within your contractual time frame.

* Residential properties in England, Wales, Scotland

* Standard residential, HMO's, non-standard construction properties, semi-commercial, commercial, and land

* Loans available: £75,000 to £7,500,000

* Maximum loan to value: 75%

* Rates of interest: from 0.64% per month

* Interest charges may be either rolled up or serviced on monthly basis

* Loan term: 1 -12 months

*Defined exit strategy to be specified for repaying the loan


Refurbishment/Conversion Finance:

A facility designed to allow experienced developers to fund the refurbishment or improvement of existing properties.
The loan is based against the projected gross development value (GDV) or finished value of the property, with money
released in stages to facilitate completion of the property purchase AND refurbishment/conversion works.

* Residential properties in England, Wales, Scotland.

* Heavy refurbishment including structural, conversion or extension work that might require planning permission or
building reg. approval.

* Developer must show a proven track record in similar projects

* Loans available: £100,000 to £2,000,000

* Maximum loan to value: 70% of purchase cost AND up to 100% of cost of works but in total no greater that 70% x GDV

* Minimum refurbishment/conversion cost allowable: not less than £25,000

* Maximum refurbishment/conversion cost allowable: up to £500,000

* Rates of interest: from 0.92% per month

* Interest charges may be either rolled up or serviced on monthly basis

* Loan term: up to 18 months

* Defined exit strategy to be specified for repaying the loan

The facility is designed for experienced developers who are buying, or who have bought, a development site and obtaining
new or enhancing/enlarging existing planning permissions prior to commencing their build, and need to raise funding to secure the site in relation to their proposed scheme.

* The final planning permission has to be residential.

* Applicable to projects in England, Wales, Scotland.

* Developers must show experience in successful planning applications

* Loans available: £75,000 to £5,000,000

* Maximum loan to value: 70%

* Maximum single property: £1,000,000

* Rates of interest: from 1% per month

* Interest charges may be either rolled up or serviced on monthly basis

* Loan term: up to 18 months

* Defined exit strategy to be specified for repaying the loan
